We work in accordance with RIBA Plan of Work 2013 which defines 8 work stages for projects. In a nutshell the process is as follows:
Preparation & Brief
A good brief is essential for a successful project which brings value to its users. We assist our clients to define their project by listening to their ideas and requirements. We discuss budget, expectations, planning procedures and timescales. We also create scaled drawings of the existing building to work on.
Concept Design
This stage is about feasibility of different options. We prepare sketch designs which illustrate how some or all parts of the brief may be achieved in different configurations.
Developed Design
Once our clients agree the sketch proposals, we prepare a set of drawings which articulate the design ideas. This is the stage when we apply for planning, listed building consent or certificate of lawful development applications.
Technical Design
After all approvals are secured we start detailing the project. The details include construction and manufacturing information, thermal insulation specifications, sanitary ware, kitchen equipment, finishing specifications, etc. We also submit the Building Control Application for the project.
Construction
We assist our clients with tendering procedures, help them choose a competent and reliable builder. During the construction we respond to site queries, revise drawings, instruct any changes, value the work and issue payment certificates.
Handover & Close Out
When the project is completed we inspect the works and issue completion certificates. We are also available during defects period (usually 6 months) and issue final payment certificates.
